Construction Begins on Kennesaw's Pool & Clubhouse

We are proud to announce that construction has began on our approximately 4,000 square foot clubhouse appropriately named, The Derby Club. The Derby Club is located in the center of the community for the convenience of all the residents. It features an exercise facility, kitchen, social space, large pool deck and much more. Kennesaw Farms Announces New Pharmacy

Kennesaw Farms, the 300-acre mixed-use community located in the heart of Sumer County, announces its latest community updates.

A major pharmacy retailer closed June 29 on a site located on the outer boundaries of the community along Gallatin Road. A neo-traditional neighborhood, complete with town homes, cottages, estate-homes, and multi-family residences, Kennesaw Farms is set on land that was formerly the home of numerous championship horses.

Pharmacy Retailer to Anchor Outparcel

A national pharmacy retailer closed on a location on the outset of the Kennesaw Farms neighborhood along Gallatin Road. The corner outparcel on Kennesaw Boulevard will offer prescription medications and related health care products as well as popular beauty, health, and personal care brands.

"We are so pleased to be able to add yet another level of convenience for Kennesaw Farms residents" said developer David Luckey.

Laughter is part of our universal language. It sounds the same whether you speak English, Korean or Portuguese. And did you know that humans don't even need to learn how to laugh? Were born with that innate ability.

According to howstuffworks.com, the average adult laughs 17 times a day. Now, you can make anyone laugh on any day of the year, but there's actually a specific day for just such an occasion: August 16 is set aside as National Tell-a-Joke Day.

I'm not sure if the day is solely about telling laugh-out-loud-until-your-head-hurts jokes. It might also be about simply having fun. If you think about it, can you really laugh if you're not having fun? Just ask someone to laugh during a serious moment. Say to them, "Laugh right now." They'll discover it's a rather difficult task to perform and that laughter comes much easier when they find something funny.

Laughter can also bring about health benefits. Some physicians believe that laughing might improve both your physical and mental well-being. These health experts feel that learning to laugh at everyday situations can give you the ability to better deal with life's up-and-down events.

So the next time you have a friend who's down in the dumps, or a family member whose day has gone awry cheer them up with some humor. As the saying goes, "Laughter is the best medicine."

First Multi-Use Community Comes to Sumner County - Kennesaw Farms Combines Homes, Retail and Offices

Construction is under way on Kennesaw Farms, a 300-acre community in Gallatin that developers say will be the first in Sumner County to combine single-family homes with retail and office space.

The $25 million development's 486 residential properties will include estate homes, cottages and townhomes with prices ranging from the high $200,000s to about $500,000.

Estate homes are being built, and some people already have moved in. Streetscape for Kennesaw Village, the cottage and townhome phase, is under way.

Minimum square footage of the one- and two-story townhomes will be 2,000 square feet. Other residential property will start around 3,000 square feet.

David Luckey, co-developer and owner of Southeastern Building Co., said construction of the homes in Kennesaw Village is scheduled to begin this month.

The residential style resembles that of Westhaven in Franklin, with a front porch on each home and nearly all of the two- to four-car garages accessed by a rear alley, Luckey said.

"We want people to know their neighbor, to sit on their front porch," Kennesaw Farms marketing director Heather Petrocci said.

The developers, who include Luckey and Tim Wheeler of Wheeler Construction, are using hardy plank siding and painted brick to give the community a unique look. They're also including 50 acres of pocket parks and a clubhouse with Olympic-size and children's pools.

"We wanted to bring a real quality project to Sumner County," Luckey said.

Wheeler, who grew up on the farm next to Kennesaw Farms, always felt a special connection to the Kennesaw property, he said.

"I grew up listening to my father telling how great a farm it is," Wheeler said. "It's one of the most prime development locations in Gallatin."

Luckey said, "Tim really had the vision for the community, and we got together to figure out how to make it a reality."

Historic home restored
Luckey and Wheeler began development of the community by restoring the 1856 plantation house that was occupied by Union troops during most of the Civil War. The home now provides temporary housing to Kennesaw Realty and is available to the public as a special-event facility.

More than 2,000 feet of the property borders Old Hickory Lake. Wheeler and Luckey decided to build the business center, rather than homes, near the lake so that all residents of the community could enjoy the lake, Luckey said.

Kennesaw Farms' Town Center will include 45,000 square feet of office space that will lease for about $18 a square foot and 45,000 square feet of retail space that will lease for $22-$25 a square foot. Both the office space and the retail space are expected to open in spring or summer 2008.

Forty-two acres of big-box commercial/retail will be completed in early 2009, Luckey said.

One of the big advantages of the community, Wheeler said, is that the developers will soon run a connector road from the Big Station Camp Creek exit on Vietnam Veterans Boulevard straight into Kennesaw Farms.

New Town Center Set to Open at Kennesaw Farms

Kennesaw Farms has announced the start of construction on its Town Center, an area that will serve as the commercial core of the 300-acre mixed-use community located in the heart of Sumner County.

The Town Center will be connected to the residences by way of pedestrian walkways and tree-lined streets. Additional space remains available for local, regional and national specialty retailers and restaurateurs interested in locating at Kennesaw Farms.

This newest addition is being designed in a similar style to old downtown streetscapes of small-town communities. Historic-looking iron lightposts, benches and wide sidewalks will contribute to the neighborhood streetscape feel of the Town Center.

"I remember Nashville with its bustling streets, sidewalks and the old style of the buildings," says Tim Wheeler, of Kennesaw Farms. "With our Town Center, we will take this idea to the next level with shopping centers and markets -- all within walking distance of residents' homes."

Kennesaw Farms Town Center is being designed with not only convenience in mind, but a look and feel of an historic Main Street. Boutique-style shopping, high-end restaurants and unique, specialty stores will call the Town Center home.

"The Town Center will add a different twist to going out for groceries, grabbing a cup of coffee or even walking to work," says David Luckey, Kennesaw Farms developer and builder. "It has been designed to be the hub of the community with retail, restaurants and office space all within easy walking distance of the single- and multi-family residences."

Preserving the History of Kennesaw Farms

For developers David Luckey and Tim Wheeler, living in Sumner County is about traditional community values. And this couldn’t be more apparent than in the neighborhood of Kennesaw Farms.

Truly a lifestyle destination, Kennesaw Farms is 300 acres of gently rolling hills, in which a unique mixed-use development is quickly springing up.

Planned for the former site of Kennesaw Farms, a once home to a horse farm, this new community will sit on the historic land that once served as home to a pair of Kentucky Derby winning horses. And developers Luckey and Wheeler are intent on preserving the history and character of the land.

“Kennesaw Farms has been such an integral part of Gallatin and Sumner County’s past, that staying true to its background and history has been our number one goal in developing the Kennesaw community,” says Luckey.

The main community dwelling, an L-shaped brick plantation farmhouse, was built in 1856 and has been the home of many of Kennesaw Farms’ owners. This Greek Revival-style home, which was recently restored by Luckey and Wheeler, now serves as the home of Kennesaw Realty and is the neighborhood’s welcome center.

Other nods to the past include a commercial and retail center being designed in a style similar to historic downtown streetscapes of small communities. “When I think of traditional neighborhoods,” says Wheeler, “I remember East Nashville with its bustling streets and sidewalks and the old style of the buildings. We will take this idea to the next level with shopping centers and markets — all within walking of resident’s homes.”

For Wheeler, preserving the character of the community hits home. He grew up on the property just next door to Kennesaw Farms and dreamed of one day owning the traditionrich horse farm.
